Home prices in Manatee and Sarasota set new record in November 2021
Real Estate in the 941, remains Red Hot... Both Manatee & Sarasota Counties continue to ne highly sought by people, moving to new areas in the USA. In fact this past November, saw the highest recorded median home prices in both counties, in terms of single-family homes and condominiums.
The single-family median price in Manatee County increased by 28.5% to $450,411, compared with 19.9% and $419,225 in Sarasota County.
Condo prices increased by 28.6% to a median of $349,900 in Sarasota County and by 26.4% to $300,000 in Manatee County.
Cash is king. Cash sales made up a large percentage of all closed sales in this seller’s market, accounting for 41.9% of single-family home sales in the Sarasota and Manatee area
Of all condo sales in the two counties, 55.5% were closed with cash offers..
The median time from listing date to contract date hovers around one week in the two counties.
The median time to contract for all property types in Manatee & Sarasota Counties was seven days in November, with the median time from listing date to sale date was 48 days.
